The first Broadway revival of “Fences” has recently opened to critical and commercial fame. Previews began April 14 at the Cort Theatre starring Academy Award winner Denzel Washington and Tony Award winner Viola Davis, along with Kenny Leon of Broadway’s “Radio Golf” and “A Raisin in the Sun” as director. Undoubtedly the star power of Washington is going to attract huge crowds, but that isn’t why this silver screen star returned to Broadway after five years. Washington was first taken aback by the riveting drama the year it premiered, though it never occurred to him that he would eventually take on its leading role. “I didn’t think, ‘oh, one day I should play that part,’” he said to USA Today. Rather, the “classic American play” was something his family could relate to as it followed Troy Maxon, an uneducated sanitation worker and son of a sharecropper in the 1950s.
“My father was raised on a farm in Virginia, and he was uneducated like Troy,” Washington continued. “I remember him talking about not having enough money.” Though Washington lived another type of life, as he was the first round of black students bussed into white schools and he eventually attended college, the August Wilson story has always resonated in his life.
While Washington might be better known for his action roles of Hollywood, he opened his career in the Off-Broadway feature “A Soldier’s Play,” a role that earned him an Obie Award. Following a move to Los Angeles to pursue film, Washington has since starred in two Broadway shows – 1988′s “Checkmates” and 2005′s “Julius Caesar.” He moved from the stage initially to keep a less hectic schedule, but now that his four children are grown he admits he’ll be doing more. “This is my first love,” he said onFences‘ website. “This is what I love to do, and what I’ll continue to do. I’ll be back here as much as they’ll allow me, for the rest of my career.”
The revival act isn’t following in Wilson’s original suit, as it has taken music from Broadway newcomer and composer Branford Marsalis. Though the Grammy winner has seen tons of critical acclaim, composing music for a Broadway show is a new method for the saxophonist, who said to Playbill, “What a dream come true to be making my ‘Broadway debut’ composing music for this new production of August Wilson’s ‘Fences.’” According to Playbill, in addition to Marsalis for the quick 13-week engagement, team members include Santo Santo Loquasto (set design), Constanza Romero (costume design), Brian MacDevitt (lighting design) and ACME Sound Partners (sound design).
The story was a huge hit when it first appeared on Broadway in the ’80s, picking up four Tony Awards including Best Play. Washington’s role was first conceptualized by James Earl Jones, who took the story following a Pittsburgh native who once dreamed of becoming a professional baseball player to new heights. Taking place over a timeline of 1957 to 1965, the story is one in a cycle of ten plays from Wilson’s repertoire that discusses African-American life in the 20th century. Other Wilson plays include “Gem of the Ocean,” “Joe Turner’s Come and Gone,” “Ma Rainey’s Black Bottom,” “The Piano Lesson,” “Seven Guitars,” ‘Two Trains Running,” “Jitney,” “King Hedley II” and “Radio Golf.”

TOP THREE THINGS YOU NEED TO DO
1. GET PRE-APPROVED
The first item of business is to get pre-approved! Pre-approval is basically finding out how much house you can afford, and how you’re gonna afford it. Time and again home buyers set their sites on a dream house only to find out they either can’t afford the home, or the home gets sold to another buyer who was pre-approved and could therefore move faster into escrow.
To get pre-approved, first pick a reputable mortgage lender. If you don’t have one, ask! At REALESTATE-SANTAMONICA.COM, we have a number of lenders we trust…we’re happy to point you in the right direction.
Now that you have a mortgage lender, you have the person who is gonna help make your home owning dream a reality. This person is almost as important as the Realtor. So give him or her all your financial information: how much money you earn, how much is in the bank, how much you owe, etc.
The mortgage lender will run your credit history, so all of this information will come up anyway, but it’s always nice to just be upfront with your lender during the initial conversation, so that he/she can begin helping you right from the start! You will soon know how much you can comfortably spend on a home…and you’re that much closer to going on your first House Hunt!
2. GO FULL-DOC
The next item of business is to ask your mortgage lender to pre-approve you with full financial documentation. In the real estate business, we call this “Full Doc.”
Before the sub-prime mortgage situation, many mortgages were given to home buyers based simply on their credit score (this is called your FICO score) along with their earnings statement (your W-2 tax form). These loan approvals are commonly known as “stated income” loans.
Many of the homes going into default now are owned by buyers who were “stated income” and banks are understandably wary about approving loans this way.
To make sure you get your loan, and your perfect house, we are recommending that you go “Full Doc.” This process takes a little longer than just simply getting you pre-approved with your income, credit history and debt. Going full-doc actually requires the mortgage lender to go through your tax history for the past two years to determine your true actual income.
Why go “Full Doc”? When you start writing offers on homes, the listing agent and the seller will want the home to go to the most qualified buyer. They will not want the home falling out of escrow because the buyer really couldn’t get financing based on his/her pay stubs.
Time and again I’ve seen listing agents and sellers go with offers that were for less money, but were from “Full Doc” buyers. So go the extra mile…it may save you money when you buy your house!
3. PROOF OF FUNDS
We’ve saved the easiest tip for last…show “Proof of Funds.” In short, “proof of funds” is showing both the listing agent and the seller that you truly have the money on hand that is necessary for the down payment and the closing costs.
Because many loans now require more of a down payment than loans of the recent past, it’s becoming more and more important to show that the buyer has available cash.
This “proof of funds” can be anything from a bank statement to a retirement account. It’s just anywhere from which you can draw the liquid cash available to complete the transaction.
To many experienced home buyers reading this article, this tip can seem really like a “so what” type of thing. But the truth is, in today’s challenging real estate market, anything you (the buyer) can provide the seller to show that your offer is serious, and that you really have the money, will separate you and your offer from all the others.
And as I mentioned before, I have seen many offers that were for less money get accepted because the offer included full documentation, and proof of funds will only help strengthen your offer.
So remember, now more than ever offers are being accepted from buyers who may not necessarily have the highest offer, but from buyers who can close the deal!

The Ferrari 328: The Perfect Exotic?
Los Angeles, CA–Ferrari is a world-renowned name as an Italian Sports Car manufacturer based out of Modena and Maranello, Italy. The company was founded in 1929 by Enzo Ferrari. The Ferrari line of vehicles are considered to be the most desired cars to both own and drive and are an ultimate status symbol of wealth. Simply having one in your driveway changes the impression people will have of you. The Ferrari 328 is less about status for most enthusiasts and more about trouble free ownership.
The classic line of Ferrari GTB/GTS seems to be the most common choice for the first time buyer of a Ferrari. Currently there have been more than 10,000 sold and there is a solid supply of these vehicles. When it comes to affordability, having this need in place will bring the overall cost down and make this a more affordable exotic car. Commenting on the efficiency of a 328 would be remiss if we first did not discuss its predecessor – the 308 which was one of Ferarris most successful vehicles.
Many people have considered the 308 to be the Ferrari to own, and suggested the 328 had some big shoes to fill after its success. The 308 after its debut in 1975 very quickly became the meat and potatoes vehicle for the company. Initially, the 308 was made of fiberglass, with a switch in 1977 to all metal construction. Currently the fiberglass models are in higher demand, simply because they make for lighter, faster vehicles. Further, their engines are not bothered by exhaust equipment sapping out the power. With the change to metal construction, the 308 began to decline. In 1985 came the first major redesign with the 328 GTB. The engine capacity was raised to 3185 cc, and the power went up to 270bhp making this the fastest vehicle from this Ferrari series. In the ’80′s, the 328 became the super-car of the Ferrari and the single most successful selling vehicle for the company.
As a successor of the 308, the 328 also brings a considerable boost in power in comparison to the 308. If you are considering the purchase of a 328, your main consideration is going to be whether to buy a 328 or 308. The most substantial advantages to the 328 are its newness and its greater availability. These benefits are going to be offset by the higher cost of the vehicle. This car today will run about $60,000. If you are a buyer wanting greater performance and a more modern design, the 328 will be the look you are going for. Rarity of this exotic vehicle and a stiffer body are going to be its greatest advantages when you are considering the Ferrari line.

Dallas is heralded as one of Texas’s most pristine cities. There are numerous cultural amenities to enjoy, as well as plenty of history. If you are considering renting an apartment in this city, it’s a good reason to learn a little bit about Dallas history.
Dallas is on the Trinity Riverqv in the center of Dallas County in North Central Texas. It is crossed by Interstate highways 20, 30, 35, and 45. The city was founded by John Neely Bryan,qv who settled on the east bank of the Trinity near a natural ford in November 1841. Bryan had picked the best spot for a trading post to serve the population migrating into the region. The ford, at the intersection of two major Indian traces, provided the only good crossing point for miles. Two highways proposed by the Republic of Texasqv soon converged nearby.
Unknown to Bryan, however, he had settled on land granted by the republic to the Texan Land and Emigration Company of St. Louis, headed by William S. Peters.qv Bryan eventually legalized his claim, and the extensive promotional efforts of the Peters colonyqv attracted settlers to the region. In 1844 J. P. Dumas surveyed and laid out a townsite comprising a half mile square of blocks and streets. The origin of the name Dallas is unknown. Candidates include George Mifflin Dallas, vice president of the United States, 1845-49; his brother, Commodore Alexander J. Dallas, United States Navy; and Joseph Dallas, who settled near the new town in 1843. When Dallas County was formed in 1846, Dallas was designated as the temporary county seat; in 1850 voters selected it as the permanent county seat over Hord’s Ridge (Oak Cliff) and Cedar Springs, both of which eventually came within its corporate limits. The Texas legislature granted Dallas a town charter on February 2, 1856. Dr. Samuel Pryor, elected the first mayor, headed a town government consisting of six aldermen, a treasurer-recorder, and a constable.
Dallas quickly became a service center for the rural area surrounding it. By the 1850s it had dry-goods stores, groceries, a drugstore, an insurance agency, a boot and shoe shop, brickyards, and saddle shops, as well as a weekly newspaper, the Dallas Herald,qv founded in 1849. In 1852 French immigrant Maxime Guillotqv established the first factory, manufacturing carriages and wagons. Alexander and Sarah Horton Cockrell,qqv who purchased Bryan’s remaining interest in the townsite for $7,000 in 1852, built a three-story brick hotel, a steam sawmill, and a flour mill.
With the breakup of the nearby La RŽunionqv colony in the late 1850s, skilled European craftsmen and artists moved into Dallas, including brickmakers, cabinetmakers, tailors, milliners, brewers, and musicians. By 1860 the population was 678, including ninety-seven African Americansqv as well as French, Belgians, Swiss, and Germans.qqv On July 8, 1860, a fire originating in the W. W. Peak Brothers Drugstore spread to the other buildings on the square and destroyed most of the businesses.
Suspicion fell on slaves and Northern abolitionists; three slaves were hanged, and two Iowa preachers were whipped and run out of town. In 1861 Dallas voters voted 741 to 237 to secede from the Union. Dallas was selected as one of eleven quartermaster and commissary posts in Texas for the Trans-Mississippi Army of the Confederacy. After the war, freed slaves flocked to Dallas in search of jobs and settled in freedmen’s towns on the periphery of the city. By 1870 the population was about 3,000.
